Beacon Partners Adds South Carolina Inventory to Charlotte Regional Industrial Market

Beacon Partners has broken ground on Carolina Place, a speculative industrial building located within close proximity to the I-77 / Highway 160 interchange in Fort Mill, South Carolina. The speculative building is a result of a partnership between Beacon Partners and York County.

Situated on +7.98 acres, Carolina Place offers 50,400 square feet of Class A facility that will be available for sale or lease. The site, which is less than a mile from I-77 via Exit 85, provides easy access to the Charlotte region, I-485 and the Charlotte Douglas Airport. The rear load facility will be constructed of tilt -wall concrete and feature 24’ clear height, dock high and drive in loading and is expandable to 60,040 SF.

“A flexible, well-located speculative space available for sale or lease is in demand across the Charlotte Region,” said David Swenson, Director of Economic Development for York County, South Carolina. “Carolina Place offers direct access to I-77 as well as appealing incentives to meet the needs of many different types of companies. We appreciate Beacon Partners willingness to partner with York County on this effort and look forward to next steps as we look to fill this new space.”

“Carolina Place offers a lot of flexibility with the ability to be leased or sold coupled with the flexibility to cater to manufacturing, light assembly, distribution and flex office users that continue to be active in the market, in particular within South Carolina,” said Beacon Partners’ Director of Build-to-Suit Development, Sean McDonnell, who is executing the project partnership for Beacon and its partners.

Carolina Place is the second project within the last nine months that Beacon is building speculatively in York County. Beacon recently completed Riverwalk Commerce Center, a 277,290 square foot industrial facility in Rock Hill, which is partially leased to Exel, a supply chain and logistics company.

Carolina Place is scheduled for completion in the fourth quarter 2015. Merriman Schmitt Architects, Inc. is the architect, and Choate Construction is the general contractor.

The site sits adjacent to a 303,188 square foot facility redeveloped for Shutterfly as its East Coast operations facility by Beacon in 2012. In 2013 Beacon Partners sold the Shutterfly facility to One Liberty Properties, Inc.
