New tenants fill first building at Concord business park, second under construction

Beacon Partners of Charlotte has filled the first building at its new RiverOaks Corporate Center in Concord with three tenants.

The 143,670-square-foot building will be the new home to K-1 Speed, StreetSide Classic Cars and Source Building Products Inc. All three businesses will be in the new building by summer, Beacon officials say.

The new tenants like the business park’s easy access to Interstate 85 and its high visibility in the area, Beacon officials add. The building is located at 800 Derita Road in Concord.

Beacon has now started construction on a second building in RiverOaks: a 309,536-square-foot building that could also be divided among multiple tenants. The second structure, which is located at 8745 Automation Drive in Concord, will be ready for its first tenants in August, Beacon says.

RiverOaks is a master-planned manufacturing and logistics park near Concord Regional Airport at the corner of Poplar Tent and Derita roads. When completed, the business park can contain up to 1.4 million square feet of space.

Beacon has also prepared three additional building sites at RiverOaks. They range in size from 210,000 square feet to 441,000 square feet and can accommodate tenants’ space needs from 20,000 square feet to the full size of the 441,000-square-foot building.

Choate Construction serves as general contractor on the larger of the two buildings at RiverOaks. Merriman Schmitt is the architect, while ColeJenest & Stone is the the civil engineer. Wells Fargo & Co. (NYSE:WFC) financed the building.

For the smaller building, Matthew Greer and John Cashion, both of JLL, represented K-Speed in lease negotiations. Ben Rojahn, of CBRE, and Brad Cherry, of JLL, represented StreetSide. Tim Robertson, of Beacon Partners, represented Beacon in all of the lease talks.

Beacon specializes in development, leasing and management of industrial and office properties and has more than 9 million square feet in the Carolinas. Since 2015, Beacon has completed or started construction on about 2 million square feet of industrial and office spaces.
