Tenant roster grows at Metrolina Park with new lease deal

A reusable packaging and supply-chain solutions company has inked a deal to take space at Metrolina Park in north Charlotte.

Tosca, based in Atlanta, will lease 63,511 square feet at 7110 Expo Drive this summer, according to CBRE, which represented Tosca in the lease transaction. The company will open a service center in the space, making it the 15th nationally for the company, which works with growers, suppliers and retailers to deliver reusable packaging and supply-chain solutions.

Metrolina Park is a 1.2 million-square-foot manufacturing and logistics park by Beacon Partners. It's located at the former Metrolina Tradeshow Expo site near Interstate 77 off of Sunset Road. The park is anchored by third-party logistics provide Bonded Logistics. Premium Vision, an affiliate of contact lens retailer 1-800 Contacts, also signed on late last year to open a Southeast distribution center at the park.

Frank LarsenSteve Lowe and Stewart Hasty at CBRE and Louis Pascuzzi at Jackson Cooksey represented Tosca in the lease transaction. Tim Robertson at Beacon Partners represented the landlord.

Larsen, first vice president at CBRE, said in a statement that Tosca selected Metrolina Park for its location, building functionality and quality construction. He cited proximity to interstates 77, 485 and 85 as well as Charlotte Douglas International Airport as being important in the tenant's decision to lease space at Metrolina.

Mike Wasson, vice president of supply chain and operations at Tosca, said in a statement that the company was "very interested" in Charlotte for expansion.

"By constantly evaluating and adding new service centers to our network, we can offer exceptional response time to our customers while significantly reducing freight costs and time in transit," he said.

In the U.S., Tosca operates service centers in California, Colorado, Georgia, Illinois, Ohio, Pennsylvania, Nebraska, Tennessee, Texas, Utah, Washington and Wisconsin.

According to CBRE research, the Charlotte industrial market absorbed more than 3.1 million square feet of space last year. In the fourth quarter, absorption topped 600,000 square feet for the seventh consecutive quarter.
