Architecture firm CPL moving Charlotte office from SouthPark to lower South End

A New York architecture firm is moving its Charlotte operations to a new office in lower South End.

CPL, an architecture, engineering and planning firm, recently inked a lease for 21,106 square feet at The Station at LoSo. It plans to occupy the space at Station 4 in 2025. The firm is currently located at 6302 Fairview Road in SouthPark.

Adam Chahulski, CPL senior vice president and national health-care practice leader, said the move to lower South End underscores CPL's commitment to its ongoing work in the Southern region.

Chahulski said the new office will better serve CPL in "fostering closer collaboration and sustained growth for our burgeoning team in Charlotte while better positioning us to serve long-standing local clients. Our focus remains on enriching our service offerings to help drive economic progress and prosperity throughout the region."

CBRE's Piers Wates, John Christenbury and Diana Williams represented CPL in the transaction. Beacon Partners' Claire Shealy represented The Station at LoSo.

The Station at LoSo is a mixed-use development that features two five-story office/retail buildings, each of which are 100,000 square feet. The project delivered in 2023. Station 3 is fully leased. Station 4 has 42,504 square feet of office space still available.

Shealy, senior office associate at Beacon Partners, said Charlotte-based Beacon is planning spec suites for a portion of that space. She said the development continues to see strong activity as more tenants move in.

"We’ve done a couple spec suites throughout the project, and they were successful, so we’ll be doing some more of those," she said. "It's been a successful project ... What's unique about it are the retail amenities in the area, as well as ease of access. You can get anywhere from that location, which has been a really big selling point."

Skyla Credit Union moved into its 50,000-square-foot headquarters there in June, occupying the top three floors of the Station 3 building. Other office tenants include Gambling.com, Beacon Partners, Dwell Design Studios, Crete United, Mythic and V3 Southeast.

Retail tenants include Sweat Method, The People's Market, Salata Salad Kitchen and Taco Boy.

CPL, founded in 1975, has more than 500 employees in 24 offices across the company. It has offices in Florida, Georgia, New York, North Carolina, Ohio, Pennsylvania and South Carolina. The firm specializes in the health-care, higher education, K-12 education and transportation sectors.
