The Station at LoSo is adding four more office tenants to its lineup, including Charlotte real estate firm Beacon Partners.
The leases total 37,618 square feet between Station 3 and Station 4 at 3700 South Blvd. Beacon, which developed and handles leasing at the property, will move its headquarters into a 12,254-square-foot space at the Station 4 building later this year. The firm's office is currently at 500 E. Morehead St.
Gambling.com Group is also leasing space at Station 4. The performance marketing company for the online gambling industry will occupy 10,413 square feet and plans to move in during the second quarter. Gambling.com is relocating its regional headquarters from South End and has plans for growth over the next several years.
Dwell Design Studio plans to move its Charlotte operations into a 4,876-square-foot space at Station 3 later this quarter. The Atlanta-based architecture firm's local portfolio includes projects like Atherton, 500 West Trade, Camp North End and MAA LoSo.
Additionally, Crete United is relocating its corporate headquarters from Tampa, Florida to 10,075 square feet at Station 3. Crete is a network of mechanical, electrical and plumbing, and building automation companies across the country.
Station 3's office space is now 100% leased. About 63,000 square feet of space remains available at Station 4.
Claire Shealy, Beacon Partners office associate, said in a news release that the leasing momentum reflects strong demand for Class A office space surrounded by retail in walkable communities.
“LoSo is becoming one of the best neighborhoods in Charlotte, offering a curated mix of retail and entertainment options within walking distance of the light-rail station and the Rail Trail," she said. "Businesses that want to recruit and retain talent are drawn to areas like this that are easily accessible and centrally located."
The Station at LoSo is a mixed-use development that features two five-story office/retail buildings, each of which are 100,000 square feet. The project delivered in 2023.
Skyla Credit Union announced last June that it will move its headquarters to the top three floors of the Station 3 building. Skyla plans to move in early 2024, occupying about 50,000 square feet there. Other office tenants include Mythic, a locally based marketing and advertising agency; and landscape architecture and civil engineering firm V3 Southeast.
Retail tenants include Sweat Method, The People's Market, Salata Salad Kitchen and Taco Boy.
