A marquee industrial park in the Charlotte region has landed another notable tenant.
Bosch Rexroth Corp. has signed a lease for a 234,706-square-foot industrial facility at Carolina Logistics Park. Beacon Partners, which owns the park, is leading the development of the build-to-suit project at 12026 Carolina Logistics Drive. Construction is expected to begin next month, with completion of the facility targeted for December.
The Pineville facility will include the consolidation of two existing Bosch Rexroth locations in southwest Charlotte, a company spokesperson confirmed. The company is moving operations from an existing manufacturing facility on South Lakes Drive and a logistics center on D Ducks Lane into the new Pineville space.
Bosch Rexroth is a subsidiary of Germany-based engineering and technology giant Bosch. The company has had a presence in the Charlotte region for decades and employs hundreds of workers here. It is unclear how many jobs will be created as part of the new Pineville project.
“We are pleased to be able to move and expand our Assembly and Linear Technology capabilities to meet the growing customization needs of our Factory Automation customers in North America,” Bosch Rexroth president and CEO Erwin Wieckowski said.
Bosch Rexroth announced plans in 2022 to occupy a new 227,500-square-foot manufacturing and logistics facility on Tyvola Road in Charlotte. A company spokesperson confirmed today that facility is no longer moving forward because it "ultimately exceeded our timeline to optimize our service to our customers and keep to our financial commitments." That build-to-suit project was to be led by SunCap Property Group.
Cushman & Wakefield's Kent Ilhardt, Ryan Harder, Matt Treble and Patrick McGrath represented Bosch Rexroth in the lease deal with Beacon. The developer's project team includes The Conlan Co. as general contractor. Merriman Schmitt Architects and Orsborn Engineering Group are also working with Beacon on the project. CIBC and Atlantic Union Bank are providing the construction loan.
Bosch Rexroth joins a roster of big-name tenants at Carolina Logistics Park.
Amazon.com Inc. operates a facility of over 1 million square feet there. Carolina Foods and W.W. Grainger Inc. are among other tenants with large spaces at Carolina Logistics Park. Beacon's Tim Robertson has led leasing efforts for the development.
“Their space will be state-of-the-art, with building features designed to inspire their workforce and reflect the caliber of work they produce,” Beacon's Pete Kidwell said of the Bosch Rexroth project. “The new facility is an opportunity for Rexroth to consolidate and streamline their operations in the market while taking full advantage of the convenient access to I-77, I-485 and metro Charlotte.”
Beacon is adding several other speculative industrial buildings at the Pineville park as well.
The developer plans to deliver over 600,000 square feet of new speculative industrial space across three buildings over the next year. Beacon announced in September 2023 its plans to develop speculative buildings of 208,819 square feet and 225,738 square feet at the park. Another speculative building of around 198,000 square feet is also being planned.
Beacon's plans to develop Carolina Logistics Park were approved by Pineville officials back in 2020. The park spans over 300 acres and will include over 4 million square feet of industrial space upon full buildout.
