A mixed-use development in lower South End is nearing 100% occupancy following a recent office lease.

Home Solutions has signed a 10,075-square-foot lease to relocate its Charlotte office to The Station at LoSo. It will move in February from 4777 Sharon Road in SouthPark to Station 3, according to a Beacon Partners representative. The company, which has offices in Charlotte and Raleigh, is a digital distribution platform that delivers customer acquisition solutions to home-service providers and consumers.

Jackie Fortune, chief people officer at Home Solutions, said she looks forward to the business moving into what can be considered a "central hub." Fortune said the property's on-site amenities, neighborhood walkability and access to public transportation are all significant upgrades for current employees and will be important in attracting new talent as the company continues to grow.

Charlotte-based Beacon Partners developed and leases the Station at LoSo, a development that features two five-story office/retail buildings, each of which are 100,000 square feet. The project delivered in 2023.

Home Solutions' lease brings the development to about 88% occupancy, with one office suite still available inside Station 4.

Clare Shealy, director of office at Beacon Partners, said the lease is further proof of improving office market fundamentals. Charlotte is experiencing strong tenant demand and an overall increase in leasing activity with the focus heavily on quality space, Shealy said.

Shealy represented the landlord in the transaction. Cresa's Christianna Williams and Zach McLaren represented Home Solutions.

Other office tenants at The Station at LoSo include Skyla Credit Union, which anchors the development with its 50,000-square-foot headquartersElevate Sports Ventures, which signed a lease for 10,389 square feet in early 2025; architecture firm CPL; Gambling.com; Beacon Partners; Dwell Design Studios; Crete United; Mythic; and V3 Southeast.

Retail tenants include Sweat Method, Salata Salad Kitchen and Taco Boy.
