Beacon Partners breaks ground on Charlotte development

Beacon Partners has started construction on its newest Charlotte industrial project.

The Charlotte-based developer recently broke ground on a 150,515-square-foot industrial building at 13021 General Drive in southwest Charlotte. The building is expected to deliver in May 2026. The project adds to one of the region's most robust industrial development portfolios.

The General Drive building will include 32-foot clear heights, 30 trailer parking spaces and build-to-suit office space. The building will be developed on a 12-acre project site just off South Tryon Street. Beacon bought the land in 2018 for $1.8 million, Mecklenburg County real estate records show.

Beacon's Tim Robertson and Alex Habecker are leading leasing efforts at the General Drive building.

“13021 General Drive provides occupiers with an opportunity to lease or own within the most desirable submarket in the Carolinas," Robertson said in a release on the project. "This asset has convenient access to amenities and interstates while providing best-in-class features and aesthetics."

Beacon's general contractor for the General Drive project is Choate Construction. Kleinfelder is providing engineering services. Merriman Schmitt Architects is part of the project team as well. Fifth Third Bank is providing financing for the project.

Beacon's industrial portfolio has made it one of the largest commercial real estate developers in the Charlotte market. Between 2020 and 2024, Beacon delivered 4.5 million square feet of building space locally. Charlotte Business Journal data shows 91% of that square footage was industrial space.

The Charlotte-based developer has been especially active recently.

Last month, Beacon sold eight industrial buildings in Pineville for more than $344 millionCBJ reported at the time. That deal — which included properties in and around Beacon's massive Carolina Logistics Park project — saw 2.3 million square feet of industrial space change hands. Beacon also in August sold a 282,134-square-foot building on Westinghouse Boulevard for $46.5 million.
