Beacon Partners & HM Partners Break Ground on Final Phase of Industrial Park in Garner

Beacon Partners and HM Partners began construction earlier this month on the third and final phase of Beacon Commerce Park, a 2-building, Class A industrial development along the I-40 / Jones Sausage Road corridor in Garner. Positioned less than a half mile from I-40 and between the I-440 inner beltline and U.S. Hwy 70, the infill Park is less than 5 miles from downtown Raleigh, offering distribution tenants excellent access across the Triangle market. Shell completion is slated for September 2026.

The state-of-the-art buildings will be 156,033 square feet and 138,625 square feet, respectively, with easily devisable suite build-out options starting at 21,000 square feet. Other features include: 

  • 32-foot clear heights
  • Build-to-suit, turn-key office space
  • Full concrete truck courts
  • ESFR sprinkler systems

 Tim Robertson, Senior Partner with Beacon Partners, commented, “The sustained growth in East Wake has fueled strong tenant demand at Beacon Commerce Park, and we’re excited to deliver the final phase in what we believe to be one of the premier park environments across the Triangle.”

The 294,658 square-foot final phase is located immediately north of three existing buildings at the Park totaling 631,033 square feet and fully leased since August 2024.

Jeff Stephens, Jackson Rives and Jordan Rives of Foundry Commercial are leasing Phase III. The project team also includes general contractor Myers & Chapman, architect HagerSmith, and Advanced Civil Design. CIBC Bank USA is providing financing. 

Beacon Commerce Park Phase III is another key component of Beacon Partners’ investment strategy in the Triangle. Beacon has now acquired or developed 1.4 million square feet of industrial space in East Wake since 2023. Overall, the company owns and operates over 2.6 million square feet of industrial space in the Triangle, with an additional 700,000 square feet currently under construction. Additionally, Beacon is starting construction on a 150,515 square-foot speculative industrial building at 13021 General Drive in Charlotte’s southwest submarket.
